Seaside sits on the Monterey Peninsula, toward the southern end of Monterey Bay between Marina and Monterey. Census figures show nearly half of its 10,942 homes were built in the 1950s and 1960s. Newer homes include those in the Seaside Highlands subdivision, on former Fort Ord land. An original driveway on a 1950s or 1960s house has been through more than 50 foggy summers.

Seaside became a city in 1954, and about seven in ten of its homes were built before 1980. About six in ten are detached single-family houses. On a house that old, the driveway and front walk may still be the originals. Over time, old slabs crack and settle, and a front step can pull away from the porch.
When a driveway is past patching, we break it out and start over. The base gets rebuilt with compacted rock, and new rebar goes in on chairs. The slab is poured thick enough for cars, with saw-cut joints to control cracking. You can keep a plain broom finish or pick a decorative one, like exposed aggregate or stamped concrete.
Inside city limits, permits come from the City of Seaside, not Monterey County. The City's Building and Code Enforcement department enforces the 2025 California Building Codes, with local amendments. At the street, installing or modifying a driveway approach, sidewalk, curb or gutter takes an encroachment permit from Public Works. We plan for both before any old concrete comes out.
A back yard patio has one main job: a level, solid surface that sheds water away from the house. In Seaside that can be a poured concrete patio, stamped concrete, pavers or natural flagstone. Stamped concrete gives the look of stone or wood plank in a single pour. Pavers and dry-laid flagstone can be lifted and reset later if a root or a pipe needs attention.
Sand is close at hand here. Scribble Hill, the big sand dune near Fremont Boulevard and Highway 1, sits just over the line in Sand City. Federal soil surveys say soils formed in old sand dunes near this coast drain fast. If your lot sits on sand like that, it drains well but will not hold a patio flat until compacted.
So much of the work happens below the surface. We dig out and compact the subgrade, then build the rock base in compacted layers. On a tight lot, concrete can be pumped into the back yard through a hose. Summers here are cool and foggy, so a textured finish that grips better when damp is worth a look.
Seaside is not all flat. The city's ground runs from sea level up to 541 feet. On a sloped lot, the back yard may need a low wall and a few steps before a patio fits.
We build retaining walls in poured concrete or concrete block, finished in stucco or stone veneer. Each wall sits on a footing with rebar, with drain rock and a perforated pipe behind it. Weep holes let trapped water out so pressure does not build up. Taller engineered walls are built to the engineer's plans and the permit.
Under California's building code, a retaining wall up to 4 feet tall can skip a building permit. That height is measured from the bottom of the footing to the top of the wall. The exemption ends if the wall holds back a surcharge, like a sloped yard or a driveway above it. Confirm the rules for your lot with the City of Seaside.
More than half of Seaside's occupied homes are rented. If you own a rental house or a small apartment building, you may have a list of fixes. A cracked walk, worn steps, a broken curb and a leaning fence can all be part of one estimate. We build concrete walkways and curbs for apartment properties as well as single homes.
For fences and gates, we build in redwood and custom iron, with masonry columns where a gate needs them. California's building code exempts a fence not over 7 feet from a building permit. Zoning rules are separate and can set a lower height. We check the limit for your lot with the City of Seaside.
Salt air is another thing to plan for near the bay. Caltrans treats structures within 1,000 feet of ocean water as a marine atmosphere for corrosion. That is a bridge standard, not a fence code. We use it as a guide: close to the water, we pick coated iron and corrosion-resistant fasteners.
