Concrete walkways, sidewalks and steps

A concrete walkway is a small slab and gets built like one. We set the line and width, cut the subgrade to depth and compact a base. Steel goes in where the walk crosses soft ground or ties into a step. Control joints get cut to suit the width, so the walk cracks on the lines we pick.

Old flatwork that has lifted or broken up gets replaced rather than patched. Tree roots, settled fill and years of water do most of that damage. We saw-cut clean edges, fix what is under the bad sections and pour back to match the joint lines.

Concrete steps and stairs take more forming time than flatwork. The forms hold the same rise on every step, and a footing carries the bottom of the run. We dowel steel between the steps and the landing so the two stay tied. A broom finish gives the tread grip, which matters where mornings stay damp.

Curbs, pads and site walls for homes and commercial property

Curbs and mow strips are the smallest concrete we pour. A mow strip keeps lawn out of a bed and gives a mower a clean edge. A curb holds back base rock at a parking area or keeps cars off a planted bed. Pads do the same job under sheds, generators, air conditioners and trash enclosures, sized and reinforced for the load.

A curb wall is a low formed wall along a walk, a driveway edge or a parking area. We pour them at apartment and commercial properties to hold a small grade change. How concrete work runs in Salinas and the Monterey Bay area

The ground changes fast around here, so the base under a slab changes with it. USDA soil records put the Salinas Valley floor at loam to silty clay loam, 18 to 30 percent clay. Out toward Marina the ground is old dune sand, which drains fast and has little strength until it is compacted.

Plenty of back yards here have no way in for a ready-mix truck. Tight new-construction lots and fenced yards behind a garage stop the truck at the street. We pump the concrete over the house or down the side yard and place it where it goes.

Freezing is rare here, so freeze and thaw damage is not the local problem. USDA records give the Salinas Valley 233 to 300 frost-free days a year, and the coastal dune belt 250 to 350. Cool, damp air is what changes a pour, because concrete gains strength more slowly. Salt air is the other coastal factor, so near the water we keep steel well inside the slab and use coated hardware.

What drives the price of a concrete job?
Access is usually the biggest one. A pour the truck can reach from the street costs less than one we pump over a house. After that it is tear-out, how much dirt moves, thickness and steel, and the finish. A plain broom finish takes less time than stamped and colored concrete. Estimates are free and we price the job after we see the site.
How long before we can walk or drive on new concrete?
General guidance in the concrete trade is light foot traffic after a day or two, and vehicles after about a week. Concrete keeps gaining strength for weeks after that. Cool, damp weather slows it, which is normal here. We give you the dates for your own pour, because thickness, mix and weather all move them.
Do I need a permit for a walkway, a sidewalk or a curb?
It depends on where it sits. The state building code exempts sidewalks and driveways that are not more than 30 inches above the next grade, are not over a basement and are not part of an accessible route. A sidewalk along the street or a driveway approach sits in the public right of way and usually needs an encroachment permit. Local rules vary, so we check with the building department for your address.
Does the clay ground around Salinas crack concrete?
Clay moves with moisture. USDA records put the Salinas Valley floor at loam to silty clay loam, and parts of the region sit on heavier expansive clay that swells when wet and shrinks when dry. Concrete will crack somewhere, so the work is deciding where. A compacted base, steel in the slab and joints cut at the right spacing put the cracks on our lines.
